By-Laws, Covenants, & RestrictionsLocated here as a courtesy you will find the by-laws, covenants, and restrictions as established by the Brooktree HOA. Given the need to govern a community, these documents do not include all the rules that have been established, rescinded, or will be established by various elected boards, please double check with the Clay County Recorder of Deeds if in doubt.
There are two sets of documents - the original scans/web versions and a typed .pdf version that allows you to download the documents and search them. So if you are searching for information specifically about fencing you can download the typed versions and search the .pdfs. In most programs you can push Ctrl and F simultaneously to bring up a 'find' or search box. We did our best to leave the documents exactly as they were but autocorrect fixed a few of the errors and we could have made some small errors ourselves. To save space we didn't transcribe the signature pages, please see the original scans for those pages. HOA Responsibility?Sometimes residents will ask the Board to intervene with issues regarding potholes, street parking, dumpster permits, etc. and while we are happy to help facilitate communication between neighbors or the City of Gladstone, some items are not within our jurisdiction and fall to the City to repair or enforce. If you're unsure who handles what check the Brooktree By-Laws, use the Contact form, or check in with the City of Gladstone's codes to help determine the best path forward.
